Paradise Key South Beach offers an intimate community of 62 remarkable lots for sale to build your new house. The development was thoughtfully designed to ensure that each lot would have outstanding characteristics. The average lot size is 70 x 115 and the PUD allows for the greatest lot coverage of anywhere in Jacksonville Beach. Many of the lots enable garage access by way of alleys. Interior lots have attributes of greater heights, 42′ (vs. 35′ anywhere else in Jacksonville Beach), allowing for towers and their architecturally distinct designs. Detached garages with second floor living space, also an anomaly in Jacksonville Beach, can be built on the interior lots.
The building setbacks and envelope illustrations that follow graphically represent the placement of buildings and driveways for lot types A through G. Where lots vary from the illustrations, due to special factors, the Design Review Board (DRB) will establish setbacks on these lots in consultation with the owners and/or their architect during the initial review stage.
The intention of height restrictions is to encourage a massing of buildings that will minimize the visual impact of Paradise Key South Beach upon the surrounding environment.
The building height restrictions outlined in the adjacent table will prevail. All building height limits are measured from the crown of the road to the mid-point of the highest roof and shall exclude chimneys, weathervanes and other similar decorative elements.
All single family structures shall have a minimum square footage as set forth in the table below.
All homes at Paradise Key South Beach will be required by county and federal flood regulations to be elevated at least one foot above the base flood elevation.
The minimum finished floor (first floor) level will be dictated by the provisions of the FEMA flood maps for Jacksonville Beach. The maximum finished floor elevation of residences shall be no more than 10 feet above the natural elevation.
The covered area between the finished floor elevation and the natural elevation may be used for parking, but must be constructed in accordance with all applicable Jacksonville Beach building regulations.
The area between the finished floor elevation and the natural elevation will be screened so that the visual impact of structural pilings (if used) is minimized. Screening must be integral to and in keeping with the overall appearance of the building and may include horizontal slats or louvers. Traditional block foundations shall be decorative block or louvered with brick, stone, stucco or other approved screening.
Structures including porches, pergolas, trellises, kiosks, chimneys and railings, may not encroach beyond the setback lines specified for each particular lot.* Porch steps and eaves may encroach into any setback zone. At a minimum, all garages must have 20 feet distance from their front to provide for the uninterrupted parking of a vehicle without crossing a property line.
Certain lots within the Paradise Key South Beach subdivision will require lower roof heights for both the main house and garage. The maximum house roof height is 35 feet. The maximum garage roof height is 15 feet. The lots with these height restrictions are: 1, 2, 3, 4, 44, 53, 56, 57, 58, 59, 60, 61, and 62.
